Don't Buy a Home for the Holidays—Buy It for the Ordinary Days
When buyers walk through a beautiful home, it's easy to imagine Thanksgiving dinner around the
table or grandchildren opening presents in the living room.
Those are wonderful moments to picture.
But here's a question I like to ask my clients:
"How will this home feel on an ordinary Tuesday morning?"
Because that's where you'll spend most of your life.
Not on holidays.
Not during parties.
Not when guests are visiting.
You'll spend most of your time enjoying the quiet routines that make a house truly feel like home.
That's what I call The Ordinary Tuesday Test.
Picture Your Daily Routine
Instead of imagining just the exciting moments, imagine your normal day.
Where will you drink your morning coffee?
Will you enjoy watching the sunrise over the Santa Rita Mountains from your patio?
Is the kitchen laid out in a way that makes preparing breakfast enjoyable?
Does the home feel peaceful when you're simply reading a book in the afternoon?
These small moments become your everyday life.
A home should make those moments comfortable and enjoyable.
Can You See Yourself Living There?
One exercise I encourage buyers to do is simply pause.
Stand quietly in the living room.
Walk through the kitchen slowly.
Step onto the patio.
Then ask yourself:
"Can I picture my life here?"
Sometimes the answer comes immediately.
Sometimes it doesn't.
There isn't a right or wrong answer.
The goal isn't to fall in love with every home you see.
The goal is to recognize when a home truly fits your lifestyle.
Think Beyond the House
A wonderful home is only part of the picture.
Think about what happens after you pull out of the driveway.
How close is the grocery store?
Can you easily get to your doctor's office?
Are your favorite restaurants nearby?
Would you enjoy walking the neighborhood in the morning?
If you're an active golfer or pickleball player, how convenient are those activities?
The community surrounding your home becomes part of your daily routine.
Choosing the right neighborhood often becomes just as important as choosing the right house.
Southern Arizona Offers a Lifestyle, Not Just a Location
One reason so many people choose Southern Arizona is because of the lifestyle.
Many buyers tell me they're looking for:
More sunshine.
Less maintenance.
Beautiful mountain views.
Outdoor living.
An active social calendar.
A slower, less stressful pace of life.
The wonderful thing is that many communities throughout Southern Arizona offer those opportunities
in different ways.
That's why I encourage buyers to explore neighborhoods before making a final decision.
Drive through them.
Visit at different times of day.
Stop at nearby coffee shops and restaurants.
Experience what everyday life might actually feel like.
A Perfect House Isn't Necessary
Many buyers spend months looking for the perfect home.
The truth is, perfection is rare.
Almost every home will involve compromise.
Perhaps the kitchen isn't exactly what you envisioned.
Maybe you'll eventually repaint a few rooms.
Perhaps you'd like additional landscaping in the backyard.
Those changes can usually happen over time.
What's harder to change is the home's location, floor plan, neighborhood, and overall feeling.
That's why I encourage buyers to focus on the things that matter most over the long term.
Your Lifestyle May Change
A home should support not only your life today but also the years ahead.
If you're approaching retirement, ask yourself:
Will this home still work well five or ten years from now?
Would single-level living be easier?
Is there enough space for visiting family?
Will the home be easy to maintain if you decide to travel more often?
Thinking ahead doesn't mean predicting the future perfectly.
It simply helps you make a decision with your long-term goals in mind.
Slow Down Before You Decide
Buying a home is exciting.
But excitement alone shouldn't make the decision.
Sometimes I encourage buyers to leave the property, have lunch, and come back later that day if
possible.
When you return with fresh eyes, you'll often notice details you missed during the first showing.
If you still feel excited—and comfortable—that's valuable information.
Taking your time often leads to greater confidence.
Home Is a Feeling
After nearly five decades in real estate, I've learned something important.
People rarely remember the square footage.
They remember how the home made them feel.
They remember peaceful mornings on the patio.
Neighbors who became lifelong friends.
Watching Arizona sunsets.
Family dinners.
Celebrating birthdays.
Enjoying ordinary Tuesdays.
That's what transforms a house into a home.
