One of the most common things I hear from buyers today is:
“I think I am going to wait until interest rates come down.”
It is a reasonable thought. After all, everyone wants the lowest possible mortgage payment.
But before you decide to wait, there are a few things you should consider.
Interest Rates Are Only One Part of the Equation
Yes, mortgage rates matter.
But they are only one piece of the affordability puzzle.
The purchase price of the home, competition from other buyers, your down payment, your financial goals, and how long you plan to stay in the home are all important factors.
Sometimes buyers become so focused on interest rates that they overlook the bigger financial picture.
Lower Rates Often Bring More Competition
History has shown that when mortgage rates decline, more buyers enter the market.

Of course, refinancing depends on your financial situation, available loan programs, and market conditions at that time, but it is an option many buyers consider.

No one—not economists, lenders, or real estate professionals—can consistently predict exactly when rates will move or by how much.
Waiting for the “perfect” time often means missing opportunities that are available today.
