What Buyers Should Do During the First 10 Minutes of a Home Showing

Beautiful kitchens and attractive furnishings can make a strong first impression, but buyers should use the beginning of a showing to understand

something more important: how the house actually works for them.

Start With the Floor Plan

Walk naturally from the entry into the main living areas. Imagine carrying groceries from the garage to the kitchen. Think about where you would watch

television, entertain friends, or have your morning coffee.

Look Beyond the Furniture

Will your own furniture fit? Measure important walls when a home becomes a serious contender. Open closets and storage areas. Look through the

windows rather than simply admiring the window treatments. What do you see? What can neighboring properties see?

Step Outside

Consider the patio, privacy, orientation, noise and outdoor space. Listen for nearby roads, community activity and mechanical equipment.

Notice Comfort

Does one room feel significantly warmer or cooler than another? None of this replaces professional inspections and due diligence. It simply helps you

evaluate the property beyond its decorating.

Before leaving a serious contender, stand quietly in the great room for thirty seconds and imagine that everything currently inside belongs to someone

else. Then ask: Do I still like the house? Paint, furniture and décor can change. Location, views, room dimensions and much of the layout cannot.
