
Mortgage Rates: Focus on the Payment, Not Just the Headline
Freddie Mac reported a 6.65% national average for a 30-year fixed-rate mortgage on August 20, 2026, compared with 6.67% one week earlier. The 15-year average was 5.95%.
Those figures are useful benchmarks, but a national average is not a personal loan quote. Credit profile, down payment, loan program, lender pricing and other factors can change an individual borrower’s terms.
Buyers should ask for scenarios showing purchase price, down payment, principal and interest, taxes, insurance, HOA costs where applicable, estimated cash to close and total projected monthly housing expense.
Martha’s Tip: Ask your lender what changes the payment most. Comparing realistic scenarios can be more productive than trying to predict the next small rate move.
