What Stays With the House When You Sell?
One of the easiest ways to prevent unnecessary confusion during a real estate transaction is to decidebefore listingwhich items will stay with the property.
Certain features may appear to buyers to be part of the home. A decorative chandelier, wall-mounted television, shelving, outdoor fountain, garage refrigerator or specialty mirror could become important if the seller intends to take it.
That is why sellers should walk through the property with their real estate professional before photography and marketing begin.
If something is especially sentimental or valuable to you, discuss how it should be handled.
Sometimes replacing a special item before listing can be cleaner than displaying it throughout the marketing and later explaining that it is excluded.
Martha’s Tip
Look at each room from a buyer’s perspective and ask:
“If I saw this during a showing, would I assume it came with the house?”
If the answer is yes—and you intend to take it—address it early.
Clear expectations can help everyone focus on the larger transaction instead of getting hung up on a light fixture or refrigerator.
