Why I Encourage Buyers to Make a Checklist

Why I Encourage Buyers to Make a Checklist

Home tours can blend together

After touring several homes, it can become difficult to remember which property had the larger pantry,

the shaded patio, the better storage, or the quieter street. A simple checklist can help organize your

thoughts.

Separate needs from preferences

Begin with must-haves, nice-to-haves, and features that are not important. A must-have might be

single-story living or a two-car garage. A nice-to-have might be a mountain view or an extra hobby

room. This distinction can help you evaluate tradeoffs more clearly.

Include lifestyle questions

Do not limit the checklist to the home. Note your impression of the neighborhood, distance to

shopping and healthcare, traffic, HOA amenities, outdoor space, and how the area feels. The lifestyle

around the property may influence your satisfaction as much as the floor plan.

Take notes immediately

Write a few comments after each showing while the details are fresh. Photographs can help, but be

careful not to photograph personal belongings without permission. Your notes should focus on how

the property matches your priorities.

Allow priorities to change

Buyers often learn during the search. A feature that seemed essential may become less important,

while something unexpected becomes a priority. A checklist is a guide, not a rigid rule.

Use the checklist to support a thoughtful choice

The goal is not to score homes mechanically. It is to make comparisons easier and keep the decision

connected to your real needs.
