Buyers comparing Southern Arizona communities sometimes create a spreadsheet with one simple column: HOA fee. That is useful, but incomplete.

Two communities can charge different amounts while providing very different services and amenities.

Ask What the Fee Includes

Depending on the community and neighborhood, assessments may support common-area maintenance, recreation facilities, landscaping, roads or other

services. Some communities may have separate recreation, membership, neighborhood or other charges.

Compare Value, Not Just Cost

The better comparison is not simply “Which HOA is cheaper?” Ask, “What am I receiving for the money?” Then investigate charges beyond the regular

assessment.

Review Rules as Carefully as Fees

If you own an RV, have pets, want to modify the exterior, plan to rent the home, or have another specific need, determine whether the community rules

work with your lifestyle. Buyers should verify current fees and review applicable governing documents for the property.
