A thoughtful offer begins with good questions

Finding a home you like can be exciting, but before writing an offer, it helps to slow down long enough

to understand what you are buying. The right questions depend on the property, the community, and

your priorities.

Ask about major systems and improvements

Find out what is known about the roof, heating and cooling systems, water heater, electrical system,

plumbing, appliances, windows, and other major components. Ask whether improvements were

permitted when required and whether warranties may transfer. Seller disclosures and available

records can provide useful information, but they do not replace inspections.

Understand the community costs and rules

If the home is in an HOA, review the current dues, transfer fees, rules, restrictions, insurance

responsibilities, and any known special assessments. In Southern Arizona, some communities also

have recreation fees, golf memberships, or other optional and required costs. Buyers should review

current documents because fees and policies may change.

Clarify what stays with the property

Appliances, televisions, wall-mounted equipment, patio furniture, water softeners, solar systems, and

other items can create confusion if they are not clearly addressed. The purchase contract should

identify what is included, excluded, leased, or subject to a separate agreement.

Discuss inspections and timelines

Depending on the home, buyers may consider a general inspection and additional evaluations for the

roof, HVAC, pool, sewer, septic system, pests, or other features. Ask about the time available for

inspections, document review, financing, appraisal, and closing.

Make the decision with the information available

No property comes with perfect certainty. The goal is to gather enough reliable information to make a

decision you understand and feel comfortable with.
